Thanks for the responses.  I have called 4 different agencies today and there is apparently a "moratorium" in Flint due to the water crisis.

Hi All - Inquiring to see is any investors have acquired rental property insurance in Flint Michigan.  It is well documented about the water crisis but I am striking out on even getting a QUOTE on insurance thru local carriers.  I'm looking to make some offers in the area but this is pending my ability to insure the place at a reasonable cost.  

Any insight or commentary is appreciated.

Thanks everyone for your input.  The property is currently managed by Reedy & Company (I am told a well respected PM in Memphis).  I am doing a bit more research but your comments are certainly helpful and appreciated.  Thanks!

Hello all - New here but thought I would start by seeing if anyone is familiar with the Memphis TN market? I have many well performing properties in NYC and Florida, but this would be my first delve into the TN market. I see many homes for sales sub-$30k with tenants in place that "seem" to be cash flow + day 1 with under 2 year paybacks. Am I missing something? Any tips or lessons learned in this market would be helpful. Thanks in advance.
