Use timeshare property address and check county assessor website, that will at least tell you who owns the property.

I pre ordered Sold back in December, supposedly it was to ship 1/21, to this date I have never received a tracking number. I emailed customer support this morning and received a timely response stating: "For your book SOLD, it just got shipped last week. You will receive an email with the tracking number in a few days." So my book has shipped and now I have to wait for the tracking number? If it truly shipped then it has a tracking number and why didn't I get it right away? Makes no sense. 

Not at all happy with lack of customer service and also the issues I'm having just trying to update some items on my profile. Come on BP get it together, you spent all these building your brand and loyal following don't lose it on the backend with poor service. 

Clayton seemed shady from the beginning, I remember listening to one of his podcasts where he was directly or indirectly bad-mouthing BP and BP members. That set off some red-flags for me, and so I searched him on BP and sure enough there was many BP members already victimized and/or warning everyone to stay away from Morris Invest. Oceanpointe was the other red-flag notices posted on BP as well. So that explained Clayton's dislike of BP, he knew what he was doing and he knew he took people's money and never looked back. He built his empire by preying and victimizing those who trusted him. The money he stole from people allowed him to build a significant portfolio of rental income properties that will continue to fund his future, unless these pending lawsuits award significant damages and/or his attorney fees eat up his assets. That's the lowest of the lows. The sad part is he is taking down his wife and family with him, because they knew what was happening as well... they take no responsibility, deflect the negativity, and now distance themselves from the source, while relishing in the accumulated wealth by which fraud created. And now, icing on the cake, and to keep perpetuating the fraud, the Morris' will sell you their knowledge, to continue funding their lifestyle, for only $697.

@Jay Hinrichs @Milos N. - I may be wrong on this, but taking the above numbers, my understanding of the way MI structures (based on what I read on another post) what they call "TK" is: 

33K MI wholesale/pre rehab purchase price

49.5K Investor purchase price

16.5 Rehab starts after Investor closes on property 6-12 week timeframe, and rehab is paid for by Investor in additional draws. 

So MI's profit is 16.5k

Investor is in for total of: 66k

Or am I missing something?  

I think I heard this on a podcast the other day, when dealing with tenants and sending out timely notices, some good verbiage to include in your notice to the tenant, is to put in your notice that "the law" or "Arizona law" requires that I send this notice. I think it helps in neutralizing the impact of the notice.

@Jennifer Lynn Lewis do you self manage or use a Property Manager? 

Also, what type of pre-screening was done on the tenants before they moved in or signed a lease? 

Do you have a written and signed lease agreement? 

What type of lease agreement did you use?

I ask the above questions because they are vitally important in selecting and managing tenants. 

As for eviction, start it now, and I would highly recommend, as stated previously, use an eviction attorney.
