Post: Out of state investing for Californians

Quote from @Ashni Modi:

I am starting out my journey in real estate investing. I live in orange county, California where there is basically nothing under $1 million. Is investing in California still viable? Say if I have 100K available for downpayment, what are some markets for out of state investing? I would like to have a good balance of positive cash flow as well as appreciation. I have heard of Midwest but any recommendations for which cities to look into?

I also reside from California. This year I've looked into potentially getting a property back home but it seems nearly impossible to find a profitable deal out there. I now live in Alabama where it seems the opportunities are endless. Consider checking out Montgomery or some of the college towns. You can buy multifamily properties, duplexes and single family homes that will most definitely generate solid cashflow. It is definitely worth looking into investing down south in the popular or college towns.

I'm looking into the idea of potentially becoming a real estate investment sales agent after college. Is there anyone on here who works in this field and could tell me about the logistics of the job and your personal experience? Along with this, I plan to house hack my first year and accumulate rental properties as I continue to make money.

Post: Is it feasible to go full time into real estate investing straight out of college?

Has anyone on here went straight into real estate investing full time straight out of college? Real estate rental investing is what I want to do, I don't want to have to work a job I don't enjoy for years just to accumulate some savings. Has anyone on here done this? I am currently running into issues with finding lenders due to me still being in college and having a lack of proof of income. I just want to know if this dream is feasible and if I can potentially get some advice from you all.

Thanks

I'm currently a junior in college at Troy university. A friend and I recognized that we both have a passion and desire to pursue rental investing in our future. The real estate in Alabama is so cheap and in this college town finding tenants won't be a huge issue. We just started an LLC and plan to buy our first rental investment property in the next month or so. Does anyone have any advice or warning with investing as an LLC or with a partner?
