Post: Good tenant or professional renter

 I have a potential tenant but I am having trouble verifying employment.  She said she was displaced because of the hurricane in North Carolina. Her job transferred her up here to Connecticut.   I did speak with someone from the number she gave me but I also like to look up online to make sure the company exists. She said she worked for helping hands going into peoples houses to take care of them. The address she gave me is for helping hands church in North Carolina not a convalescent service.   Does this make any sense to anyone? Maybe it’s run out of the church but it seems odd that they would have clients here in Connecticut too.

I don’t have a lot of experience but I think I would want to call the police even if you don’t do anything about it just so there’s a record of what happened

 Also, I’m assuming that if it’s 4 small units that you don’t have 4 furnaces. So you will be paying for utilities too. At the new roof cost the same and a crappy house as it does on a good one. But this is the type of deal I could afford to get started so I will deal with the crazy tenant and down the road if it’s not working now are use this for cash to get into a better neighborhood

I am new to this. I am almost done fixing up my first house and I’m not positive on the neighborhood but I believe it’s probably a B- or maybe C.  Fixing up the house was easy but I’m still figuring out renting to people. One of the things I’m learning Is that in my neighborhood, I’m having to adjust everything I learned about screening  on bigger pockets. Every applicant I have has something wrong with them. I just have to figure out what I’m comfortable with. You’ll be dealing with people who have not dealt with life responsibly. So the numbers Will still run a well  but But not as well as they did on paper because I’m going to have some tenant issues

 So I have a question for you. If she pay six months rent upfront what happens when you need to evict?

@James McCardThe deal made sense. One apartment is ready to rent the other will be shortly. I’m struggling to figure out the whole good tenant thing though. I am realizing real fast just how crazy and iresponsible people are. The amount of people that make appointments and don’t show up is mine boggling.
