Is it best to build business credit to use business cards as a form a of a down payment on closing costs in escrow? Can you not use personal credit as form of down payment? Hello,

I am a new investor looking to begin investing in rental properties out of state. I currently am located in the Los Angeles area. Looking to invest in markets such as North Carolina, Georgia, and Missouri. I currently am struggling in finding financing to but a SFR in one of these markets. I have contacted major banks. Is it best to go through a bank you already have relationship with? Also, looking for people to network with in the Los Angeles Area who also invest out of state. Would love all the help that I can get. Excited to begin this marathon of a journey, just eager to begin getting started.
