I'm with @Brent Coombs.

I love the idea of leveraging the BRRRR strategy in order to generate wealth. I would argue that a Turn-Key BRRRR is almost an oxymoron.

A Turn-key investment is typically one that has already been revived back to life after coming from a distressed scenario.

Everyone on this thread makes great points. It all comes down to Cashflow and Rate of Return. Invest your money where you are going to receive the greatest rate of return for the risk you are taking on.

I see the same price gauging in my area on maintenance too.

@Brittney Johnson I may have a bit of a jaded view being a property manager but I would focus on Value over Cost. 

There may be PM's in the area that charge a lower fee but may not be as accessible for your questions or may not respond as quickly to your prospective renters.

I bought my first 4-unit in Pawtucket at 22. Being a young landlord can be challenging at times but is well worth it.

@Jesse Aiken More aggressive portfolio lenders would entertain this option. You would have to go to a bank that is comfortable working with Investors that would not sell your note.

@Jay Hinrichs Absolutely! Great point. When I hear hard money I just assume 30% down minimum but it sounds like this scenario may have been less.

@Robert Blocker I would continue mailing the list but continue to follow-up on the leads that you have received from previous mailing until the property actually changes hands. 

Also, I would maybe think about sending the mailing every 3-4 weeks based on the current speed of the market.
