Hi, Bigger Pockets 

I live in the Los Angeles area and I wanted to get involved in Real Estate Investing by wholesaling properties. A few questions I have are:

Where or how can I find a list of people, who would be considered Distressed property owners( out of state owners, people who want to sell their house quickly, etc.)?

Where do I get the contracts for the sellers and for the investor when trying to do a wholesale deal?

How do I build a list of cash investors who can close quickly?

Any advice would be great appreciated, many thanks!

Hello world! My name is Christian McNair. I’m new to Real Estate Investing and looking to meet new people, learn and currently looking for a mentor. I am thrilled to be part of the Bigger Pockets community. I have been doing some research on real estate investments but have not taken the next step to actually start my real estate investing career.
