Well, I've spoken with the owner of these properties and I think that there may be a deal here on the purchase price. I could be mistaken, but I won't know until I run the numbers.

Taking a cue from BP I called some (many actually) FOR RENT signs and asked the owner if they would be willing to sell. Three people said that they would. One in particular has six duplexes and eight quads. All of them have tenants except for one of the duplexes.

My position in looking at these properties would be to wholesale them to another landlord. However, being that I never done a wholesale before, I don't know what I should be asking that would be relevant to an investor. Also, how would I go about finding comps for these properties, aside from finding a realtor to pull from the MLS?

Any advice would be greatly appreciated.

Hello everyone,

I'm new to the community and wanted to introduce myself to the forums. I currently commute between Charlotte, NC and Atlanta, GA and would like to begin wholesaling deals in these two markets. Though, for the next couple of months, I will be spending the majority of my time in Atlanta.

My goal here is to get my investing business off to a great start. I want to hit the ground running and if I happen to make any mistakes, I'll correct them on the way.

With that said; I know that many of the questions that I'm going to ask have already been answered on this site. So, if I happen to ask one of those question, directing me to that thread will be fine.

Specifically I'll be looking at properties located in Gwinnett County, GA. and Mecklenburg County, NC. If there are members in these areas who are willing to assist me in closing some deals, any advice would be greatly appreciated.
