Hey BP NWA, 

Short question here. I am a local wholesaler in NWA and sometimes I need to use the double close strategy. I have used Waco Title before in Fayetteville, but they do not allow the double close. Does anyone know a company that will allow the double close? Any thoughts/suggestions would be great. Thank you in advance!

Best thing to do in my experience is, on one of your deals get a contractor to come out for a free estimate and walk with him/her and ask a ton of questions about what needs to be done and how much each thing cost. You will get to know the big ticket items and the price it runs every time. For instance, roof cost around 5k in my area and HVAC costs around 5-6k. After that you can kind of estimate on all of your deals and present it just as that, ballpark estimates. The investor will understand and when they go look they will be able to make their own guesses. Just my advice. Hope this helps!

First off, I would definitely check out Todd Dotson Real Estate/Tactical Real Estate. I have been to a couple of his trainings and they are amazing. Personally, I would keep repping out the number of deals you are currently doing on wholesaling and save your $25k. Stack money on top of that and move towards multi-family investing. If you could buy 20-50 units with 1/4 down payment on something, you would do much better there. Just my opinion!  Good luck!

Juan,

Wholesaling is legal everywhere. There is no law against it. Advice: You make your money on the buy as a wholesaler. Make sure you get the price at around 50-70% of the ARV because you want to give the investor you're flipping it to room to make a good profit. Make sure you are well versed on the property and can tell anyone every spec and detail about the property. I have a contract that I use but paid a lot of money to have it drafted.
