@Marc Boiron I actually live and work as a property manager for a local investor in Lynchburg, I know a good bit of people and deals, depending on where exactly in Lynchburg your looking? If you message me I'd be glad to fill you in on some great deals and all the new construction thats going up around here.

I've been in Lynchburg for almost 10 yrs now and it seem that everything is centered around the colleges and major employers in Lynchburg. Liberty University is really at the hub of it all and since its one of the fastest growing in the areas everything else seems to follow suit in regards to what they're doing. I've only been to Buena Vista a few times, mostly we just pass through it on the way to NC because there really aren't many if any attractions, that I know of. 

Depending on what your planning on doing though I'm sure there must be opportunity out there, the name just doesn't come up that often (but of course that is relative).

Small areas can be good to learn in before you go into big cities, which have more areas you have to learn and people/competition. I didn't think there its a lot in Lynchburg at first but there are some people that are quite wealthy off of RE.

For us we decided to stay here for a while, because of the low cost of living. We ended up buying a house and converting it into a duplex. Not to long ago I started managing properties, and have learned a lot from the owner and other managers. Most cities have opportunities, its just a matter of knowing what's going on in that particular area. 

Currently I’m within 3 hours of Virginia Beach, Fredericksburg, Va., Richmond, and Raleigh, Nc. Is 3 hours too far to be doing my own management?

Based on my experience and what I see everyday, unless you have a GREAT maintenance dept., 3hrs is far (but that is relative).

We found a home that could be renovated and held, but were looking to build our capital for now so were thinking of putting a contract on it and just wholesaling, however we have a ton of questions about the process, like; 

1. How do we get an accurate valuation (who all can do it) 

2. How do you comp such a property (its a 5br/3ba SFH, thats been split into a duplex, on 1.37acres, zoned business but last used as a residential)

3  We want to put a contract on it with contingencies regarding the inspection, partner approval and also an assignment clause. (Is that some things I can download or draw up myself of should I seek a pro?)

4. Once a contract is on it, how am I supposed to show/advertise it?

Hey all,

Fairly new to this method of networking and learning, got any tips? Anybody in my area? What has your experience been like in RE so far?
