Matt Abi Don't let this guy discourage you. Keep looking. There's always deals, hook up with people on BP and find some wholesalers. People like ^^ are the real losers.

Matt Abi Link doesn't work, but definitely sounds like that property is over priced. You can't just buy any multi family and expect positive cash flow. 99% of the multi families won't have positive cash flow..you have to find the right deal. Since you'll be house hacking you should factor in savings. The BP has rental calculators you can use to see what your numbers would be. I would keep looking

If you did your math correctly Positive cash flow is positive cash flow. Markets up or down, it won't affect you.

thanks everyone for the feedback! After 500+ days, it appears someone made an offer on this house roughly 2 weeks ago..and is currently under attorney review. Guess ill have to keep plugging away..

Steve Alves Yeah I know the possible headaches of UG oil tanks. I just had a deal fall through because of one. I was purchasing a foreclosed duplex and it had an UG oil tank. I went back and forth with the bank and with the help of my real estate agent I managed to have the seller pull the tank before closing. Sure enough, it had been leaking and was contaminated. Seller ended up pulling the duplex off the market. Anyways, id definitely like to learn about the policies and how I can cover myself when purchasing this triplex. I know these expenses can start at 20k and be never ending if contamination is present.

Hello all, Figured I'd try BP and see if I could link together with some commercial property managers in New Jersey. We're looking to expand our snow plowing business and need some more commercial properties. We have all types of equipment that include Pick up trucks, tri axle dump trucks, skid loaders, back hoes, and rubber tire loaders. Dwayne, I'm in the Bergen county area which is relatively close to Newark. My contractor is P Maio Construction, a google search can get you his contact info or pm me for his number. Owner is Perry. He does a ton of residential and commercial work and is a fellow real estate investor. Tell him I sent ya, he'll take care of you.
