@Dhana Veethi depending on the rules of your local MLS, the listing brokerage should have to change the status within a certain number of days of closing. If they haven't done this and the listing agent is unresponsive, you can contact their broker directly. Perhaps they just forgot to submit the request for status change. If their brokerage is unresponsive, you can contact your local MLS and they can do it. Good luck!

@Calena Reynolds this is pretty standard in many PM company agreements. If they acquired the tenant and that tenant ends up becoming your buyer, then the PM company should have procuring cause as they introduced the tenant to the property. However, you certainly do not have to entertain any offer made by said tenant. One other thing to look out for is that some PM companies have language in their contracts that charge you a termination fee if you end up selling your house with a different brokerage. Good luck!

If it's important to you to keep the landlord-tenant relationship, then I would recommend starting with a conversation. Remind them of the lease terms and that smoking is prohibited inside the unit and will be enforced going forward. Oftentimes this is all it takes to get the tenants to cooperate. If that doesn't work, then follow up with a lease violation notice. Sounds like you have a great property. Good luck!
