Hi Andrew, my PM in the Bangor area (LMH Properties) actually does some work in the Waterville area, I haven't had the chance to vet any one else down there.. looking for overlap into Augusta as well.

Welcome! I'm an investor in southern NH. Great to connect here. No experience in wholesaling yet, but two of my deals I secured off-market through family and friend references. So, my best tip is to start telling everyone you know what you are hoping to do - that if they are selling a property or see a property that fits your criteria, to let you know. When you get your first under contract, I'd be happy to be on your buyer's list. Best of luck!

Excellent resources for prospecting tenants! I have a MTR duplex in Derry (NH), we've had great luck with FF up to this point, but excited to try the others you noted in the presentation. We originally had our units as STRs, but switched to MTR and appreciate that it is lower maintenance due to less turnover and lower tenant expectations (not vacationers). One thing that has helped us stand out and back higher rents (besides limited supply in our immediate area) is using quality photos in our listings. We had pro photos taken when we planned to do STRs, but it's been worth it even for MTRs. Thanks again!

Hi! I am looking for a private lender on a deal. I would need 13 months interest only. It’s a condex in Derry, NH. 

Purchase price is $275,000 and as-is value is $297,000. Purchasing under market value. I have a contractor lined up to do $40,000 of work. The property has an ARV of $375,000–$380,000. I can put in $75,000 (80% of ARV). I would need funding for the remaining including construction. Would anyone be interested?


note: I’ve done 2 deals and this would be my 3rd.
