Hey Mike congrats on the two purchases and welcome to BP. Parma is a great city to invest in and you should do very well. If you ever need a third party person to inspect your properties feel free to contact me. I currently live in Parma, Ohio and wholesale the Cleveland area in addition to being a public insurance adjuster.

I wholesale in Cleveland and when I find a property in Parma at the right price it sells very quickly. I would agree it is a C+(north) to B+(south) area . The area also has a large tenant base so long periods of vacancy should never be an issue. Good luck and reach out to me if you need any assistance in the area.

Hello Everyone, My name is Kevin Hoag. My local market is the great Cleveland, Ohio. I have been wholesaling this city for over a year now and it has been great. Recently I acquired a Public Insurance Adjuster license. To save many of you time from "Googling" it, as a PIA it is my job to educate, protect and help you maximize your claims value when you make an insurance claim. I can be a great asset to any Real Estate Team and that is why I joined BiggerPockets. I plan to educate and network with as many people as possible and to make them aware of this niche service.

We are currently doing a rehab that was a fire damaged property. This rehab has taken much longer than we anticipated do to all the inspections that need to be done and the hidden issues that we did not know about until we starting tearing into it.  If the seller is experienced in rehabbing then why are they looking to sell and not rehab themselves. Is this going to be your first rehab?

We have a couple part time positions with full time pay inspecting homes for damage. We are a Philadelphia based company looking for people to help us help people with property damage. We represent home and business owners when they have damage to their property so that the insurance companies treat them fairly.

*****We also have a couple full time positions if you qualify.*****

Our industry is well established & with over 20 yrs in business, we have become the largest company in our industry. We are looking for people that are looking to do something different during these difficult times; who may not want to give up their present careers.

We are looking for men and women who have an interest in helping people with property damage. The positions consist of educating the property owner and doing a visual inspection. Post: Sewer drain leak, water damage. What to do now about insurance claim?

I would recommend that you find a local public insurance adjuster. As a policy holder you have the right to have a third party evaluate your claim and represent you. Only attorneys and PIA can legally do that. The PIA can help you identify what was the specific cause of the damage as it pertains to your specific policy coverage. To me it sounds like accidental discharge of water. Everything you listed as damaged should all be built into one claim. Also making a claim will not change the difficulty for you to get coverage in the future. Homeowners insurance is very different from auto. Representing yourself in such a large claim is very risky, the increased amount of money a professional will get you on your claim should pay for the fees.
