My buddy has a rental in Collier county and needs handyman to contact and go over some work needed to get this back to rental conditions.

Any recommendations?

I'll give you the vote and thanks for being first in this thread to mention Zapier.  I've finally decided to quit using excel for my contacts and integrate more with my podio and was about to start going contact by contact and quickly searched BP, saw this thread and went to the Zapier website. Signed up and 10min later I'm setup with the simple workflow and can just edit all my google contacts and get them to flow right in!  Simple and Free. Righteous!!!!

@Thomas S. Thanks for the analogy had me laughing.

I just don't believe by selecting a sec8 tenant you can claim someone is selecting a "bad tenant". That's a narrow-minded mentality. Maybe you are right and maybe I'm wrong but I've met investors who have made their living from only renting to sec8 and stand by it, others who have accepted in the past but no longer and others who have a mix tenant base.  Every county will be different and based on the area I don't feel a non sec8 tenant is going to necessarily be a better choice.

Of course my goal is not making my life more difficult exactly why I'm asking these questions and doing my research!

@Account Closed  Thank You for the replies.

I didn't want this to be a debate on whether to except sec8 or not.  I don't plan to rule out sec8 and would hope to get at least 1 side of duplex on that program for the experience (hard knocks) factor. I've heard so much and there is no better way to learn than first hand.

Patti's points are why I feel accepting a voucher would benefit me. I don't plan to favor one or the other on this first rental.  It should be pretty bulletproof in terms of what can be destroyed and I live 10min from this property and I'll be implementing in my leases the ability to stop in at least once every 2months to replace air filter and just make sure nothing needs fixing. There will be new roof and 1.5 ton A/C units so plumbing/water heater should become the only potential issues but what do I know!

no affiliation with them, but I know "LeeCorp Homes" has been around for a few decades down there and would be a great place to ask your informational questions too.  I think the first question to them would be just giving them your parcel addresses and finding out what type of restrictions if any there are for those areas with Modular homes.

Hey Troy. My keyword alerts went off for your post.  From the Estero area and now reside up in Sarasota (someone else's keyword alert just went off).

I haven't been to any seminars/workshops not put on by my local REIA group. I would say just use it like anything else as a great networking tool. Also, if you already know the niche you want to be in have that elevator speech ready so you are talking with people that are relevant/knowledgeable to what you want to do.

Take notes and be careful what you signup for next... I can just imagine 20% of each day is promoting their next seminar or product.  Would love to hear a recap either on here or via phone of what the 3days is like after you attend.

Morning BP, 

Been reading @Brandon Turner book "Managing Rental Properties" because Friday we'll be closing on our very FIRST RENTAL property (very excited to reach this goal of 2016)!

My duplex is in one of the lower income areas of town and for a 2/1 I can conservatively charge around $750+/mo for rent.  One of the Income requirements mentioned throughout the book is a common equation of at least 3x the rent, which leads to my question about creating a set of rental standards that are followed for all properties/tenants during the screening/application process.

Question(s): Am I able to have Requirements AND "exceptions" to the rule in writing... example: during my screening, I were to get an applicant asking to use a voucher or accept a certain housing authority funding, am I able to ignore my 3x the rent requirement?  Does that create some kind of legal/discriminatory issue for applicants that were denied for not meeting the "requirement" that didn't have a voucher...

I ask this as new landlord really on the fence about renting to Sec8 tenants.  I know the pros & cons and this question is just to address creating Standards/Requirements and if deviations are ALWAYS going to put you/me in a possible legal situation.

Seth I was thinking $80-$100 would be the range. Good point on the 4th bdrm. All preliminary but land is cleared and besides permits ready to be built. Public water and electric already in neighborhood. Time to start comping my area to see if there's profit to be made!

Hey BP,

Got a piece of Land I've had down in Cape Coral for about 5yrs now I picked up through Tax Lien Auction.  Sold the ones I had in Lehigh and Alva and this is the only one left, haven't had any action on it in close to a year on Zillow and now listed with an agent with ReMax. 

I'm considering putting a 1200-1500sqft block home on the lot and was curious what ballpark figure would be on the price per sqft.  

This is new territory to me so very interested in finding a builder in the Cape Coral area to speak with or even a fellow investor that would potentially want to partner up.
