Hi Neil, yes, I have the majority of them simplified in the ad and it will act as a very good filter, however this is to take it a step further prior to applying which outlines several important obligations that will be in the lease.  I'd rather them have an idea and raise questions before and possibly not apply, rather than after they have given me their application and paid any fees.

I have read through the numerous rental open house posts here on BP and didn't see this covered.  I will have approx. 20 copies of the application as well as 20 copies of what I'm calling "Important Lease Notes" where it includes highlights of the terms of the lease that could deter someone from even applying.  It also includes my contact information.

These "notes" include Rent plus utility details, pet details, annual rent increase, security deposit details, 3x income requirement, how rent is paid, and where to send the applications.  About 8 notes in total.

Any thoughts about this?

My 1st property will be ready in 2 weeks - May 1st. Its a 1910's style SFH that will rent for $650 p/m which is right at, to slightly lower than market rate. The windows are the original wood and pretty much every one of them has some sort of issue... either rough to open, weights are missing, screens are shot, etc... There are 10 windows in the entire home. I feel that I could raise the rent to $700 if I replaced all the windows. Windows are approx. $225ea installed. The numbers work but I'm hesitant to pull the trigger for some reason. I'm usually one to take action quickly but this one has me stuck. Thoughts?

The primer can only do so much, you have to use some spackle. Most people are afraid of using spackle, but for small imperfections use a small amount of spackel and a good 5" spackle knife. When you put the spackle on just scape clean the spackel will got into the indent in the wall. If done right there will be not much to sand. When I sell a new house or flip one I only prime it. This way it is easy to touch up, and the seller can paint their color of choice. I started only priming after visiting a nation wide home builder Toll brothers. Where they were selling new houses starting at $700,000 and they would only prime them. Flat white looks the same as primer, but at half the cost.

 Great tip on selling on a prime only finish.  

As far as the spackle goes, I am well aware of spackling, skimming, and all aspects of drywalling.  My reasoning like I was saying before, leads to thinking that addressing any wall issues with primer rather than the paint finish is the way to go.  Sherwin Williams sold me flatter than flat paing to address the imperfections.  I should have addressed it with a thicker primer and used our normal paint to finish.  Thats where I was going.  Hope that make sense.
