Post: 1st rental- located in an HOA

Hello everyone. I am a newbie at real estate and I have a great opportunity to rent-out my current home as I buy a new house. This seems so daunting at times because this is so different from anything I have ever done in the past and I know there is much to learn in regards to landlord/ tenant rights and obligations, among other things.

One thing that has me concerned right now is that my current home has an HOA. I think as long as the yard is maintained and the renters keep the trash bins put up there shouldn't be a problem. Am I setting myself up for a rude awakening? I will be familiarizing myself with the HOA bylaws in the coming days. What kind of things should I watch out for that are "rental" unfriendly, aside from "no renting allowed" clauses, etc?

Hello everyone, my name is Freddy and I have been lurking here for about a year. I am an oil & gas accountant by trade and one of my many interests is personal finance. As chance would have it, my wife and I found a bigger house for a great price not too far from our current home. It is an REO.
