Wooo!!!  I'll be getting there on the 5th as well and would love to do a pre-conference meetup!
Has anything formed up so far?

Also, on the flip side, I'm staying a few extra nights after the conference if anyone else was looking to extend their time in paradise and hang out with some cool cats and kittens 🐱😅

Looking forward to meeting and getting to know everyone!!

Looking forward to meeting all y'all fine folks and hangin' out in paradise while calling it "work" 😂💪😂

🗣️📢 Calling all (cool) attendees!!  If you're not cool, kindly stop reading. 😂

For anyone considering maximizing your money spent on flights to Mexico and extending your epic Cancun "work-cation", you're in luck!

Since I personally always get the most out of conferences when I have dedicated time after to decompress, digest, and implement what I've learned, I booked a private beachfront villa with some friends for a few days immediately following BPCON (checking in the afternoon of Wednesday the 9th, checking out the morning of the 12th) just a few miles up the beach from the Moon Palace Resort, and we have a couple of beds still available so I wanted to extend the invite to folks here.

A couple photos of the villa are below, and some of my favorite features of this place include:
- Direct beach access off the back porch
- Private heated infinity pool
- Private furnished terrace
- Private resort access
- Wifi
- Indoor jacuzzis
- Private kitchen
- Air conditioning

Shoot me a DM if you're interested!

Let's GOOOOO!!!!!  Gettin' close, I'm pumped for this year!

Thanks @Rene Hosman for the prompt here, the best part of any conference is getting to know awesome new people, love being able to connect even before we get there!

Name:
- Dean (aka GOGS...it's an Air Force thing, ask me about it in person lol)
Area of Expertise:

- Systems & Technology Implementation, Automation, AI, etc. (computer engineer here, aka massive nerd 🤓)
Looking to Get Out of BPCON2024:
- Meeting awesome new people to add to the tribe, and hopefully bringing significant value to at LEAST 10 people I meet this year
Great Connection, Someone Who's an Expert In:
- Business acquisition (M&A)
Session:
- MINE, because I hope to deliver a ton of value to folks!!  (The Military Networking Session) 😅  But also very much Codie's keynote

Quote from @Bryan Balducki:

@Dean V. So crucial to understand appraisals!! Love it!

Thanks Bryan, couldn't agree more!!  Hope this info helps save and improve some deals for folks!

As I'm sure most of us here on BP are fully aware...appraisals are absolutely ⚠️CRITICAL⚠️ to almost all transactions we do, and can easily make (or BREAK) a deal.  I'm more than happy to share the story of when an unexpectedly crappy appraisal almost blew up a deal for me and my partner personally...

But I also want to make sure that YOU don't find yourself in the same situation!!
Come join us for some 🍻 brewskis 🍻 at this month's Wealth Wednesday at Copper Kettle Brewing for some and casual appraisal & general 🏘️ chitchat!

We'll be chatting through appraisal basics like how they're 🧮'd, how to go into one with confidence 💪, what to do if one comes back low (or high! 🪂), and how to get the best possible valuation for your property 💎!

Looking forward to meeting y'all, and hearing your own appraisal stories and pro-tips!

I'm not sure where/why "wine" made the list, although I'm certainly not opposed to buying myself a nice vineyard LOL!  Maybe the old "alcohol and healthcare are recession-proof" adage hah!

While I agree that customer staples are somewhat recession resistant as well, I definitely concur with this ranking that RE beats it out, since typically during recessions people do still need to buy staples but will still usually decrease the AMOUNT they're buying (cutting down their consumption, making things stretch further, and not "stocking up" as much as they would in non-recessionary times such as only buying 1 stick of deodorant at a time instead of buying 10 at a time), so demand and gross revenue for these products will see a temporary decline during recessionary times moreso than RE historically does.

Love this @Melinda Parsons !!  "What's your why?" - so important.

If you haven't heard the "buy an investment property and put it on a 15yr note as a college-fund" strategy, I think that one is a super cool idea!

Mine right now is definitely similar, buy back my own time freedom so I can spend more of it with my dog, family, friends, and if/when I DO have children, I'll already be able to dedicate as much time as I want to them as well as have generational wealth that they can inherit and learn how to continue to grow for themselves and THEIR family!

Best of luck to you in your journey!

~Dean

Kenny is such an impressive dude!!  I can't wait to hear him dig into all the awesome tips and tricks he has up his sleeve that help him excel as one of the most successful househackers I know!
