Guys I live in Benicia CA. about to start the process of House Hacking my home. The plan is to add one ADU and one JADU. My home is 1950sqft house on a 7405sqft lot (according to Realtor.com). About to start this journey, if any ones on the same boat let me know. I would like share info and see how your coming along. With that said I have done the following.

a. Currently I applied and submitted all my paperwork for HELOC to fund project.

b. Got somewhat familiar with AB68, AB881, SB13 (law regarding Accessory Dwelling Units) 

c. Downloaded and read local Planning Division regulation regarding ADU's.

d. Watched a ton of YouTube videos regarding subject.

e. Looked online for design ideas and floor plans.

f. Read The Book on Rental Property Investing and BRRRR along with a bunch of other stuff.

About to take the plunge!

Thanks guys, I have to admit, feeling this way is probably an indication that I am as ready as I am going to be. With that said, first thing I am going to do is consolidate my notes and start looking for properties using the 50% and 1%,2% rule.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $403,000
Cash invested: $50,000

It’s my current personal residence that I purchased on a “short sale”. Maybe it was God hand or just plain dumb luck, but with some “weekend warrior” rehab work I was able to force equity and increase my net worth at a small scale. However, based on purchase price it was significant percentage up swing. With some education and guidance, I hope to repeat process with future rental units.
