Thank you for the input as I was able to get a quick and thorough response from the local section 8 office regarding my dilemma. Appreciate it from you two!

I am currently analyzing properties on the market. If I were to acquire a tenant occupied property lets say for this example who currently is on Section 8 and the current landlord receives a total of $500 per month. Market value is at $800. Am I able to raise the rent to market value if I were to purchase the property? For this example let's say lease ends December 2023. After that can I raise the section 8 rent to market value or is there a certain % I have to raise it under section 8? 

@Kelsey Bailey Thank you for this information is this for all states? Property is in Kentucky. Based on your experience in comparison to the current fair market value what rent raise should I present to Section 8 and the tenant... something a little above market value, at market value or something under market value?

Hey BP Family! Was curious to know what are the raise in rent rules for Section 8. Currently looking to raise rent on tenant and was curious to know will they pay more out of pocket or will the government cover the raise in rent? Hopefully my question makes sense.
