Hey all,

I setup my business on quickbooks and I'm running into a problem from what they told me originally... My company Keaton Capital has put together a couple of deals. I need to run the reports on each property, with individual EINs, and then a master report for my company. Should be common sense accounting stuff but I'm having an issue with Quickbooks executing this in my account.

Does anybody have tips, or suggestions on how to manage the accounting for a syndicator?

Ok guys I need a little help finalizing this... I've gone in depth into the syndication and fund options and neither of these really apply (I think). This is my first attempt at organizing investors to fund a deal, but as the need for outside investors dropped out of the picture, it basically became a family partnership where I'm going to do all the work.

What I've finally landed on is 4 individual investors - Me, mom, stepdad, aunt. We've decided on a partnership with me (or my company preferably) being the managing partner. We all decided to write in equity to to my company for the management because a fee, or salary doesn't work.

The question is, should I personally even invest as myself ... or do I use operating capital from my company to be my investing arm and my company becomes a capital contributing partner? I'm confused as to which way actually makes the deal work out smoother. Is there a tax benefit to either choice? Any other considerations?

Single-family residence other investment in Mt Holly.

Purchase price: $72,000
Cash invested: $72,000
Sale price: $105,000

Bought from an estate sale. Intended to do $30,000 rehab to flip for $30,000 profit. On the day of close I decided to test the market for a $30,000 premium. We had a full price offer that day, closed 30 days later.

Single-family residence other investment in Mt Holly.

Purchase price: $42,000
Cash invested: $88,000
Sale price: $139,000

Bought for cash to flip. Didn't sell at $115,000 so I held it for a rental. Netted $6,000 annual cash flow until sale.

How did you finance this deal?

Hey James, great story! I'm in a similar boat with my end game and trying to build a present and a future for my kids. However I have near zero technical knowledge relative to what you're displayed! I am very early in my syndication practice so I'm not sure I can be much help directly, but I just wanted to open the communication line in case things change. I'm closing on my first 10 unit Nov 4.

Unfortunately in this case, the attorney fees are sitting at $8,000 and up. Well that is if I choose to bring on investors. I've sort of found all the answers, i've met with 3 attorneys already. The actual solution just resides in what I decide is ultimately best for this and future projects. That's the web I'm currently caught in, and probably overthinking way too much.

@Travis Watts I'm halfway through. It's about the 5th MF book i've read an a million hours of web content. Still haven't quite resolved and answer to this believe it or not. 

Is anybody planning to arrive early and go to the Titans/Bills game? I land at 12:30 and hoping to make it there, anybody else?
