I'm up in Seattle now, but moving down to Portland next month to join a commercial real estate firm down there (can't say who yet, signing my deal this week). I'll still be licensed up here, but Portland will be my new home base. I grew up in Lake Oswego, so I'm still looking for fixers down there or in West Linn to get into this summer. I have a multifamily specialty and also generate leads for my single family rehab clients as they come in as well. Looking forward to meeting everyone!

Definitely keep them separate. I personally balance being a traditional agent (30% of my time) with being a scout for deals on behalf of my investor clients (60%) through my lead generation machine (www.webuyhousessea.com) and the final 10% is allocated to my own personal investments which may or may not be found through my aforementioned 90%.

All "agent" work is treated as personal income. All investment activity is run through my LLC and treated as such.

And if you're studying with the Rockwell Institute material online, pay extra for the cram courses. Trust me. :) Good luck, Larry!

I'm seeing that my social networks are becoming more and more interested in real estate investing and I was thinking of starting to document and promote local rehab projects to get them excited about new homes coming on the market as well as potentially getting involved in investing themselves.
