I have $30,000 in cash, a house with $50,000 in equity. My bank said I can't open an equity line of credit because debt to income ratio. I used my credit to buy 2 cars for my cousins because they don't have good credit. If I find a good deal, should start out with hard money lenders ?

what can or could I bring to meet the seller. Purchase contract agreement, money? How do I know if the title is clear?

You, guys are the best of the and thank you for your all advice. I will make it to the next level as I am trying to put together a package. Postcards-letters, website, business cards, all legal docs. to form LLC. I did create my own Deal Analyzer and Estimate Repair and Budget Worksheet. Thank you Biggerpockets, you saved me $25000. So, I made one good deal and profit= $25000, that's 100% ROI.

I am sick and tired of my job. I've been with my company for 20 years, living paycheck thru paycheck. I want to change my life badly and that's why I went to 3 days seminar with Foretunebuilder in Minneapolis. Introductory to his company cost me $197 and if I want to be his follower and accept him as my mentor for 1 year for $34000 or 6 months for $25000.          

I did not want to gamble all of my family's saving for this education. I don't know if I made the right decision. I am trying to get a real estate license, reading books about investing, searching all over the Internet for anything relates to real estate investing. Any advice you pro give it me, I'll appreciate.
