I've heard that home depot has the 11% rebate offer similar to Menards only they don't advertise it. Search online for the home depot rebate center and you'll be able to enter your receipts. It's not automatic and does require some effort, but if you can get $5500 back over the course of the year, seems worth it to me!

Hi, check out NHS. They assist with down payments, and you'll qualify for the higher amount since you're an EMT.  I believe you're restricted to certain areas and the property has to be your primary residence for several years, but it's a great way to get your first place.
