It depends on the lenders, some finance 100% with very high rates, but most ask for a down payment between 10% and 40% so on average it should be 25%. The more funding you need the higher the rate however you can get a good rate if you have 25-30% down. https://www.biggerpockets.com/...

Hello, if you are not offering a sale or rent option you should be able to run ads without the special category. However, if you're account is for real estate wholesaling it's very likely that the platform won't let you run ads without the special category even if that specific ad is not selling anything.

Just try to run t ad and if the platform does not let you just put it under a special category.

Hello Jonathan, for conventional loans it's not possible. However, if it is an investment loan (depending on the type of loan) for a private lender you can get a referral fee. However, most lenders will take your client and then cut you out of the next deals.

Hello Jemma, if you have 50% of the down payment it should be easy to get a hard money loan. If it's up to 4 units, we can offer you a bridge loan or a fix-and-flip loan. If it's more than 4 units it would be a commercial loan. If you need any help just DM me.

Hello, 

I work at RBI Private lending and I'm in contact with other lenders. I don't know anyone with those rates. You can check if the lender is registered with the American Association of Private Lenders https://aaplonline.com/member-... . If they are registered go to their website and contact the company directly just to make sure that it's not someone who is pretending to be an employee.
