Just wanted to thank you for your service @Enrique Laguna! I'm also a new member here and operate out of the Temecula area, so it'll be great to connect with a fellow Californian who's on the same REI journey! Best of luck to you and wishing you health and happiness!

Hi @Steven Foster Wilson.  Thank you for your time and advice.  I'll for sure be putting all of those items you listed into action. I'm definitely excited to see what this year brings!

Wishing you health and happiness!

Quote from @Bill B.:

Vegas is becoming California east. More and more laws/regulations/protections. Each one making rentals more expensive so they can then step in and solve the problem, with more rules/laws/regulations.

They flee the the mess they made and instantly starting messing up the new place. I apologize in advance to the people of Idaho, Colorado, Florida, Texas or Tennessee. I’m sure if I flee the ex-Californians to one of those places they will surely follow.

Hi @Jesus Morales! Since today is my "official" beginning, I can't really say what's changed over time, but I embrace change. You know what they say if "you fail to change...".

Side note: I'm not trying to start any flame wars, but I truly don't understand the hate for California(ns). Especially since I know very few people who actually were born and raised here. Most folks I know are from other states, coming to CA for the lifestyle and opportunities. We Californians benefit because we see all types of cultures, values and overall diversity. Now other states are also experiencing what we've enjoyed and probably take for granted. Let's embrace each other and not complain about people just trying to survive however and wherever they can. Lastly, I believe the change in laws/regulations are brought up and voted for by their local administrations/people...not necessarily new residents from other states.

Love and peace, from California.

Hi Marlon!  Thank you for this.  I'm doing everything you've listed and recommended, immediately.

Thank you again and wishing you health & happiness!

Finally got into BP after years of listening to numerous podcasts about real estate investing.  So I wanted to officially introduce myself, say hi to as many of you fine humans as possible, and raise a virtual glass to everyone I'll connect with along the way.  Thank you for all you do and the development I will experience.

Wishing you all health and happiness!

Whether you're simply conducting your due diligence, preparing for a value-add remodel, ADU addition or need to verify Rentable SF, Mosaiq can help. With our national coverage, we're able to deliver everything efficiently and accurately, regardless of where the property is located.

Please reach out for more information.

Thank you for your time.

Admittedly, this is a self-serving question, as my "9-5" is operating a nationwide architectural as-built company. But I'm genuinely curious and wanting to prepare for when it comes time for my own CRE investments. This topic is just one of a few hundred questions I'll have.

I typically work on projects that are ready to proceed into the tenant improvement phase and need architectural design drawings. In other cases, are architectural surveys/as-built floor plans needed during due-diligence phase, just prior to closing on a deal, for insurance policy purposes, or anything else you can list?

Thank you ahead of time for taking a moment to respond.
