Thanks guys. Robert, I somewhat agree with you. In this rural area there are a bunch of properties like that however. Also, I may not even consider this one once I get an idea of rehab costs. Kind of more for practice at this point, and hopefully learn some things. THanks!

I have a chance to buy a 4 plex for 15-20k in a small,college town. It is about a 100 year old big house that has been split into apartments for a long time. It is definetly going to take some work to make it look nice, but it seems structurally ok.

I guess I am not sure how to figure the fix up costs.

Any suggestions?

Sounds good guys. If I am going to look for the foreclosure list or notice of default list then where would I go to look for that?
What county office? Collector?
Any good online sources?

Thank you Carolina! Actually I have not starting reading the articles. I guess I didn't see them yet. LOL I had been reading alot of the wholesaling discussions but I agree the articles may be better.

Do you know what kind of service you can use to find those types of lists? I am going to have to look into quite a few counties to be able to find some deals.

Ok. So where do I begin in wholesaling? I guess you need to find a distressed sellers list? How do I begin with that? Sorry I am starting at square one here. DO you guys have any courses or books your reccomend to get the basics down? Tons of info on here but it is not in a straight line so kind of hard to piece togethere when you are not sure what all to look for.
