@Ben Leybovich @Sam Grooms Congrats!! How will you go about raising rents with the existing tenants? Waiting until leases expire?

@Wes Blackwell You are clearly very knowledgeable about the Phoenix neighborhoods/market so thank you for sharing with the rest of us! I am a newbie who will be moving to the Phoenix area in the 18 months and will start my investing journey there. I am just trying to learn as much as I can about the market in the meantime. What would you say are the B- to B+ neighborhoods?

@Troy Sheets I completely agree. Hoping the market calms down once we start looking in 18 months. 

@David Moudy @Robert Leonard. Thanks very much guys. Without much experience in rehabbing, estimating wrong is my main fear. Would you suggest that I just track very conservatively with the numbers and learn on the job? Or go a more traditional buy and hold rental, and just wait for that gold mine deal? What do you all do? Thanks!

Seems like an unbeatable strategy so long as you have enough for an initial principal. Why or when would you not want to use it? Still a newbie learning here!

Congrats @Jordan Rogers! That's a major accomplishment. As an out of state investor how did you decide on Peoria?

Hi @Pamela Sandberg. Thanks for your reply! In your experience, would you say that multifamily properties with significant cash flow opportunities are still available in Phoenix, particularly for first time investors? i.e. - if I house hacked using a casita, which allowed me to open up personal cash reserves, are there still adequate number of deals out there to build a solid portfolio? And is it possible to do that while staying in B or higher rated neighborhoods?

@Jacob Mickelson. With a caveat that I haven't yet done this in practice, from my self-education it seems it would be highly beneficial for you to jumpstart your wealth growth if you were to house hack. Whether you buy a property and get a bunch of roommates, or since you're in phoenix you could find a home with an attached casita and airbnb it out. If you're interested in the latter strategy, the formidable @Ben Leybovich has an awesome book on house hacking (which he did actually do in Phoenix). 

Also just as a wealth building education guide have you read @Scott Trench's book "Set for Life?" It's a great jumping off point.

@Riyad Kalla, Thanks so much for your response! Phoenix certainly is a monster city, and trying to learn the market has been an undertaking. I'm sure I'll have more specific questions as I get more into the weeds.
