I know there are many posts out there on BiggerPockets on this subject but I am a beginning investor and contemplating getting my real estate license in Georgia. Has anyone ever gone this route in the state of Georgia and can give feedback on the positives and negatives of going this route in this state. Is it worth it or does it create more issues than its worth?

I am starting out in real estate and we are looking to purchase a property in Florida that we will use for vacations but rent it out the rest of the time. I am looking for financing and wondering if there is a difference in financing between getting a loan for investment purposes or a loan for a 2nd home or vacation home. Which is best or is there even a difference?

I am new to investing and BiggerPockets but have always had a love of real estate. I love the Ft Lauderdale area and want our first property to be a vacation home/rental in that area. I've thought of a condo so we don't need to worry about yard upkeep. Any feedback on that idea? I don't have much to put down and also looking for financing and would appreciate feedback on option with little or no money down. We want to use it as a vacation home and rent it out when we aren't using it.
