This is something I've been looking into recently as well. Red Dirt Lending is the company I have seen so far that is actually based in OKC. They explain the lending process here on their website. I'm sure there are other hard money lenders out there if you search around enough...they probably just don't advertise well.

I doubt you'll be able to find a HM lender willing to finance 100% of purchase price as well as rehab cost. They are likely to require some sort of downpayment as well as points and an interest rate. Even so, it's still worth looking into. Best of luck!

Hey@Sonny Leonardi Unfortunately I don't have any names to provide you...In fact I'm still trying to find some good ones myself ;-) 

However, I have a few recommendations that I'm trying out myself right now. 1) Drive through some comparable neighborhoods in OKC and keep your eye out for properties that are under construction. Most construction firms or contractors will throw up a sign in the front yard with their name and contact information. If you like the work you see, give them a ring and hope for the best. 2) Check out Trulia/Zillow/Redfin etc. Search around for houses that were clearly flipped by going through the historic pricing information for the past year. If you like the work they did, see if you can track down the contractor by calling up the seller.

@Carson Brickeywelcome to BP! Congrats on all of your life events recently, that's awesome. I wish I had started investing in real estate just after college as well. 

OKC is a great market to get started in. There are plenty of neighborhoods in town with nice houses that aren't prohibitively expensive for a new investor. Start crushing through some of the books on this list and you'll be very prepared once you decide to dive in. Feel free to drop me a line if there is anything I can do to help.

Hi Tuny, congrats on the job! My wife and I will actually be relocating to OKC around the same time as well. 

There's a few meet-ups every month hosted by @Paul Choate. One of them is a mid-day lunch and the other is an evening get-together. He should be able to point you in the right direction once you and your family moves here. 

Having spent time in both OKC and Indianapolis, I think you'll quickly find yourself at home. Best of luck on your move!

@Steven W. no problem at all. If given the choice, I would rather have 10 properties in 1 city than 1 property in 10 cities. Although there is an inherent risk by having your properties in the same metropolitan statistical area, at least you get to take advantage of economies of scale. This way you aren't having to manage 10 real estate agents, 10 property managers, 10 handymen, 10 banks etc...you get the point. 

I know people who have properties all over the country and it seems to work well for them, but I don't see it being worth the headache personally. Best of luck when it comes to decision time :-)
