@Jason Hirko glad to see you're a Texan!  I'm from the SA area too, can't wait to get back..  Quick question in regard to your last post: Where can you see foreclosures before they go to auction?  I'm not real familiar with the process... correct me if I'm wrong here.  Someone can't pay their mortgage, so the bank claims it back as a forclosure, it get's auctioned out to then be put back on the market by who ever bought it out (if they so choose to sell).  I've seen some foreclosures listed on real estate sites (zillo, trulia, etc.) but those are passed the auction phase at that point right?  Thanks for you feedback in advance...

@Zachary C. so you were AD?  did you invest at all while in... alot of my questions are around buying  property, moving, then managing it across country. if you have some perspective i'd love to hear it.

Like many on this thread, and @Braden Coast, please let me know if there is a military investors meeting! I am junior in all this (only read a few books, watched a webinar, adn don't own a property yet) but my wife and I are building an real estate education and down payment for this. we are coming up on our second set of orders (first PCS move) and will begin to entertain the idea of where/when to buy over the coming months. I like the idea of SFH bought near base then turned to rental when PCS comes around but also curious if I should focus on where we plan to settle post-military life. Sounds like there is experience here so I look forward to rereading through this thread and learning more. Cheers to all and Semper Fidelis.

Hey Everyone,

I'm looking for anyone who has experience in doing real estate as a side job while in the active duty military.  My wife and I are newbies and have questions before moving forward (mostly around the topic of frequently relocating).  I envision accumulating rental properties on the side over the next 15-20yrs until retirement, but since active duty is often not in one place for more than 3yrs at a time, I am looking for someone to discuss the intimidations of "out of state" investing with.  Any and all feedback is appreciated... thank you!

Post: Where to start and buy?

Thanks for taking my question: I'm new to real estate investing (no properties) and am basically building an educational foundation right now, but feel I could be ready to buy within the next 12 months. My career is going to keep me moving across the country, but my wife and I wish to settle back in Texas where we are from... until then though, we won't be there extensively except for family visits. Because we are planning to retire there (roughly 16yrs from now), should I be looking to invest mostly in Texas? My current strategy is to acquire a SFH, buy & hold, every 2-3 years. I'm also keep in mind having one PM over as many properties as possible (if possible).

Any thoughts, concerns, comments about owning property scattered across the country versus a consolidated area of the country?  Thanks again
