I currently own one single family property and am ready for many many more. The catch is that I don't (yet) have the capital for additional investments, but occasionally find some great deals. I am now self employed, so traditional financing may not be an option (unless someone can suggest lenders who don't rely heavily on having W2 income). So what are some private financing strategies to raise capital and still fully leverage the investment? I do know many people with extra money.

I just reached out to Champions. Hopefully they're not too costly.

@Travis West I went through Champions School Online and found a "short cut." If I'd thought of it sooner it would have only taken me a week to finish and another two to register for the test. The test is fairly difficult though- at least more than I expected. If you go to the Champions School Prep Course they will give you a prep-book and that's all you need to study for the exam. I crammed for two days and passed on the first try, but I never want to take that exam again.

I just recently passed my agent's exam and am looking for a sponsoring broker. The thing is that I only intend to do this part-time, mostly for personal investing, and I'm trying the find the best broker (financially) for my needs. I just met with Keller Williams, which seems like a great fit for a full-time agent, but for me their monthly costs would render it a counter-productive partnership.

Anyone have any suggestions? The key is minimal costs. I'm not concerned about paying more in commission.

Hello all,

This is a question I've had for some time now. Hopefully someone can help.

I hear about people who are living off their investment's cash flow, but no longer have a job, and continue to invest in additional properties. Now how is this possible when lenders require you to have a job?

So I am currently employed, but starting a consulting company on the side. My goal is to achieve 'financial independence' as soon as seriously possible so I no longer have to do the M-F 9-5, and hopefully just do the consulting part time combined with passive cash flow.

How are you investors able to receive lending without a W-2 job?
