I have a friend that has money sitting in a savings account and he wants to invest in some real estate. Would it be a good strategy to use his money as down payment or skin in the game with a hard money lender for a flip. If so how much percent roi would be acceptable to offer him on his money. would it be a flat say 10 percent or a percentage from the total profit from the flip.

im trying to create a spread sheet to track my sales leads as the  calls come in. I already have names,property info, first contact, last contact, next contact, number,email,source am i missing anything? Im also going to look into podio i hear thats a good crm site to use but i want to start with excel

i like google wallet they are free if the tenant links their bank account or uses a debit card if you use credit it charges a 2.9 percent fee. im thinking of provideing tenants with a reloadable debit card and ask them to pay rent with that.

what are some ways to collect rent I'm thinking of using Google wallet but I know there are others such as pop money pay pal ect. And if there are any fees that these services charge who is responsible for those fees the land lord or the tenant.

Thanks everyone I have been on a podcast binge as of late lol just listening to a few episodes have already changed my perspective on how I look at real estate as a whole and they made me realize everything I have been doing wrong with my own properties.
