Yawn …the market went from bizzerk to normalizing , no need to hit the fire alarm quite yet , my STR in FL is doing fine, yes I'd like more cash flow and expenses are high but I'm a buy and hold, FL will always be a top vacation destination. Lose the "crash" word

I’m on the fence with booking.com in FL , been with them a couple yrs now, they get me more bookings than VRBO now,  not sure why VRBO doesn’t like me , maybe cause I won’t drop my price to ridiculously low rates so they bury me on page 17 of search results.

VRBO platforms are not as user friendly as Airbnb , booking has poor customer service ,more difficult desktop platform  

justifying illegals to pick our crops and build our houses I think it’s fundamentally incorrect- it lacks  Integrity. If  you build your foundation in anything in life illegally is it a firm foundation? Will it last? What else would you be willing to do illegally?

Illegal is illegal whether it’s by an inch or a mile and two wrongs don’t make a right. If you wanna come over and pick our Fields and build our  houses you’re more than welcome to come over. Just do it by the law. 

the housing market and rental prices shouldn’t be dictated by illegals, it  should be dictated by a lawful capitalistic market of US  citizens. 

They will get deported and when they do, I guess young Americans will have to work in our factories, fields and housing job sites and give up the dream of being Youtubers while sponging  off their parents till her 38 years old.


I personally think one night stays are not worth the risk. I don’t think Furnished finder is all it’s cracked up to be. I had a similar off-season challenge and decided to allow pets ( with restrictions and clear house rules) and I gave a 30% discount to try & attract  snowbirds ( I’m in FL) - my calendar filled up for a few  months with a few pet owner bookings and  2 separate 45 night bookings,  did all this on pricelabs & airbnb -best of luck !

I call most of my guests as soon as they book on Airbnb and VRBO especially if they are new to the platforms or don't have reviews, i nicely ask them what brings you to town? Who's all coming ? And I go over house rules, I can usually tell after that what's up , plus get your money first , have them sign a STR contract if you want, good luck !

I use pricelabs and agree that Airbnb’s interests are with the customer not the host. If you have time keep researching & adjusting yourself, if not try a dynamic pricing tool.

Used a broker to help me find Olympus for FL str, tweaked some things saved $100/mo. Not sure how you cashflow with Proper, it’s just not proper.
