How long has the house been vacant? Do you know if the water is off or on, if the house was unoccupied for the winter, Hopefully they winterized it. If not I would definitely get the water turned on to check for broken pipes. As for the well, how many gallons is it a minutes is nice to know, you can sometimes call local well companies and ask them what the area is like for water, galons per minute, hard water problems, sulfur in the water, etc. For the septic go to the DEQ see if they have any info on it.

Thank you. So get the transcripts and then compare them to the profit/loss statement, to check the numbers?

There is a seven plex I am looking at, I asked the owners for profit/loss statement, and taxes for the last two years. They are having a hard time coming up with the last two years taxes, they say they are lumped in with other real estate they own. They also give me profit/loss statements on standard paper, it looks like they could put any numbers on the statement they want. So, my question is, can the property be lumped into other owned property and they can't really single this property out to show the taxes, or do they have to file separately, for each property.  I will wait and see what the answer is for this question before I ask the next. Thanks everyone.

Usually there is a shower in the master bath, and a tub/shower in the hall. Also, it is nice to put the shower and the tub/shower valve on the opposite side of the toilet. It just gives you more room getting in and out the the showers.

You need to do a little groundwork, start calling plumbers, elec, drywall, everyone that you will need and start getting bids. How many baths is something i would need to know.

Probably somewhere around 1500-2000. We would get a backhoe to dig the old one up, and then 1-2 guys a day to put it in. It might be higher where you are. You can save money by digging the pipe up yourself and getting it ready, or not. If you do just remember to get locates of other utilities before you dig. Good luck.

Usually non licensed means non insured. They get hurt at your property they could wind up owning ii, even if they are just doing painting. Don't do it.

Hey, there a couple of things you should do. First, you might need to get a permit to to a sewer line install, most municipalities make you do that. Next if you do it yourself you will probably use 3" or 4" plastic pipe, abs, or pvc. You need to make sure the pipe has fall/grade all the way, 1/8 to a 1/4" is what is normal. So for every 20" your pipe needs to drop from anywhere from 2-1/2" to 5".  As for snaking your own line yes you can do it, but you have to be careful, I just saw pictures yesterday of a guy who tried to save money, got his hand wrapped up in the snake line and lost part of his finger. Not good. Hope this helps.

Yes, if it is all cast iron, we use snap cutters to cut the pipe, and use couplings to put it back together. you don't have to thread the pipe.

Hi, is the crack going into the wall, if so a little bit more trouble, if there is room to cut the cracked cast iron out in the basement much easier. If the crack is going down the pipe through the wall you will have to dig it up outside as well so you can cut that section out. How far underground is it where the pipe exits the building. Is there concrete outside or bare ground, a lot of factors go into the fix. You might even need to get a plumber to camera the line.  Just a few suggestions. As for getting a plumber out there, some plumbing companies give free estimates, if not you might have to pay someone a service call fee to come out and take a look. Good luck
