I'm located in the Las Vegas, NV area and I'm looking for a resource to find a few good contractors. I'm aware of the bigger pockets network resource, but I was wondering if anyone in the community can give me some advice.

Looking for a good source to find great contracts for the state of Nevada. I have a couple properties in my scope but I need a solid contract to close on these offers if they except. Can anyone assist?

The amount of guidance and insight that the bigger pockets community has given my family is un-measurable. We are closer than ever to our first real deal. 

We would like to use OPM 100% of the deal. Can anyone give us some guidance as to how to prepare for the hard money lender?

what documents will they need?

what are some resources to help prepare those documents?

what are your preferred hard money lenders?

Is there a resource to identify private lenders that are not in your immediate circle?

What is the best point in the project to contact the hard money or private lenders?

Hello everyone, my wife and I have been analyzing multiple properties and we are approaching the point where we will need to find the cash to get our BRRRR method started. Question #1 What are the financing fees associated with purchasing a pre-foreclosure using hard money? approximate monthly rate for a hard money loan on 150K all in.. I'm trying to calculate my holding cost and expenses to add these amounts into the budget so we are actually zero out of pocket. If someone would help we would greatly appreciate it.

Today I decided to record our journey into the real estate business. I feel passionately that this will be our best journey yet. We have so much to overcome, our lack of experience in the industry, our limited knowledge of how each process works, and our general lack of business experience. But we make up for where we are lacking with a burning ambition and a yearning to learn what we need to in order to bring wealth to our family.

We've decided to make our move towards financial freedom with rental properties being the end result, but to get there we will utilize fix n flips, using the BRRRR method, and wholesaling. Each one of these methods take a great deal of learning, planning, and implementing different strategies. The task at hand can seem overwhelming, but we have decided as a couple to just keep inching forward regardless of the obstacle. We've seen hundreds of "You can do it" personalities all over social media, and our train of thought is simple "If they can do it so can we".

We’ve been reading, watching, and learning to get to this point. Right now we are at the point where we generally understand each concept and we believe that by taking action we will be forced to learn the things we need to. So that's what we are going to do. Ayumi made a great connection with a local real estate agent here in Las Vegas, NV. So far we’ve set up two meetings with Greg to explain what our goals are in the real estate industry. Gregg not only has given us clarity on several questions, he has provided a great deal of mentorship in our early stages.

I’m literally writing this early Saturday morning at 8:49 AM with my laptop propped on my knees and my cell phone laying on my chest thinking of the journey at hand. We’ve been given a list from Greg of pre-foreclosures. We intend on analyzing our list of pre-foreclosures of about 15 properties to see if there are any gems in this pile. You might think that this will be a simple process but for newbies such as Ayumi and I its NOT. It’s one thing to conceptualize what you will do based on a great Youtube video or two, but its another to put it into actions. But! Never fear, we will take this one step at a time and figure it out. There is nothing google and Youtube cant answer!

On a side note, we decided to approach our first week as Luxury Lifestyles Realty, LLC with three goals in mind. #1 Analyze the list that our real estate agent has sent us, #2 Learn how to property approach pre-foreclosures, and #3 Establish ourselves in the local market as real estate investors by marketing for real estate wholesale deals.
