If you're looking to find houses that are in pre-foreclousure you can use a website like www.foreclosure.com and you can get the list of properties and start marketing to them. 

In order to network with wholesalers and lenders the best way to go about it will be to attend the local REIA like The Greater Houston REIA and also joining the local investors facebook groups.

I have a list of local wholesalers and lenders that I work with and i will be happy to share them with you if you send me a DM with your email address.

The easiest way to find and connect with wholesalers is either bigger pockets or by googling "sell my house fast in (town name)" although that may cost them a click for google ads. Do you ever see signage near the road that says "we buy houses" call that number and have a conversation! They will surely be happy to add you to their buyers list! 

In order to find, agents and lenders. Use the BP agent or lender finder tool! Highly recommend. Hope all this helps!
