@Steve Vaughan not my only nest egg, thank God. It wouldn't be much to speak of if it was. I'm asking for ideas for what to do with this particular account.

@Bryan C. I just learned about the IRA real estate strategy last week for the 1st time at the Austin REIC meeting. Very interesting.

How much would a minimum amount be, in order to be sufficient for investing? $100k?

That minimum amount would be a goal to strive for. Possibly met thru wholesaling to add to the $35k until I reach that goal(?), or partnering in a JV.

My money, by the way, is from a small Edward Jones IRA. I will be 59 1/2 in January. The full amount is about $50k. If I take it out, after taxes would be about $35k, maybe $38k. I don't know if this info would lead to other strategies.

Obviously, I don't have to take it out of the IRA immediately upon eligibility, but I'm anxious to get something going.

I just joined the Austin Real Estate Investors Club and they seem to have endless resources, as well.

Also thanks to all who have replied. I am actively looking into all your suggestions, especially the NPN thing.

I'm also reading every blog and listening to every podcast on BP I think is, or might be geared toward me.
