its move in ready with no repairs needed, so I don't think the 50% rule applies. I calculate the expenses to be 128/month for taxes, 100 for insurance 12 % vacancy = 108. That puts me at a cash flow of $190, am I missing anything?

looking at a 85k 3 bed 1 bath. Looking to rent for 900. Taxes 1544, 75 for insurance. Mortgage $375. Thanks for you feedback!

Hi, I am a looking at purchasing my first investment property. It is in a very easy to rent neighborhood, by a university and dental school, and medical center. in fact it will aready will be rented out until june 2015. the purchase price is 140K, rent 1300. is this a good deal? thanks
