We have come up with a way to digitally monitor the electricity use of each unit and email them each the bill every month.

I am keeping the cashflow unless I find a deal that's better then 1031 into new property.

Hey @Nicole Bennett,

 You sound like you are getting a good understanding of how this works.  Many lenders will allow your debt-to-income ratio to be as high as 42%.

And yes, banks treat investment properties different.  During the first two years you'll need to show them a executed lease before closing, and they will still hit you for part of that debt. It is still do able... just talk with multiple lenders along the way.
