Don't give up! Be persistent and stoic in your pursuits and you will be rewarded greatly! Also, consider changing your investment criteria a bit.. Hope that helps! Good luck!

A quick introduction: My name is Terrence Pharr, I was raised in Cathlamet, WA (more specifically puget island) & no I don't expect you to know where the heck that is! It's a tiny town, but, I was lucky enough to get noticed by a scout and play college football for four years. I have knocked on doors(a summer gig), sold cars(successfully |salesman of the month out of 40 twice in 12months| & consistently just wasn't around enough winners to want to keep at it), worked in construction (I am currently helping renovate a home in Yakima, Washington), coached high school football, cleaned carpets (straight commission) and recently started a business online and learned several programming languages (HTML - CSS - JavaScript - Ruby - and bit of Python and backend database SQL stuff) and can design a fully responsive website from scratch. I learn very quickly, and have just finished the course on here on biggerpockets.com on the basics of real estate and listened to a couple GREAT podcasts. After analyzing what niche suits me, I think wholesaling is my speed. I like to grind and build new things from nothing. I would love any advice on systems that experience and seasoned wholesalers have implemented that consistently brought results. I understand the need for persistence, as well as, a somewhat mechanical plan that I need to develop. From what I've gathered, getting on the phone for a minimum of two hours daily is essential along with networking / marketing skills, luckily I did a lot of cold calls when I sold cars and have pretty good skills overall socially, I just don't know the lingo and don't have anyone to emulate just yet. Thanks for reading my intro May those seeking success find it in abundance today! -Terrence
