However, you will need to make sure it is ok to do that with YOUR seller finance loan to the seller.  Traditional notes have the right for the lender to call the loan upon change of ownership.

It is called a wrap mortgage or AITD ultimately.

No.  You make sure that the borrower pays/has both.

Google 'revival brothers' has an excel based package called IPA that could be what you are looking for.  It costs a few hundred.

Welcome to the September MONTHLY BRUNCHES OF NOTES... where we will break down the good, bad, and just awight note deals.  Newbies are encouraged to attend so that you can start to properly set your expectations.

If you want to get concrete examples of the kind of money that can be made in notes, you will not want to miss this MBON. So far, I have made money on all my deals. However, the amount of money made on each deal is all over the place from a $ or ROI perspective. I've hit singles before that took up to 3 years to complete, and I've hit a grand slam before that took all of a few weeks to reconcile.. New note investors have to be OK with that, especially if they want to focus on NPNs.

  3. figure out your risk tolerance
  4. find free or cheap educational content about notes
  5. get trained up by a class or a mentor
  6. purchase

When this happened to me on a residential property, I had to go thru a probate process due to the type of loan it was. Depending on how the llc and his affairs are set up, you may have to go thru something similar.  Consult the lawyer for options.
