Hi @Bill Exeter, 

I really appreciate your response and advice.  My tax preparer/CPA does not have enough experience with specialized real estate transactions to advise on my situation.  Do you have a CPA with experience in the real estate area that you recommend?

I purchased a small house in 2018 and rented it out from Aug 2019 - Aug. 2020 to my sister to use as storage.  In Aug. 2020 to now, I tore it down and rebuilding a bigger house on the property.  Since I rented it out before I did the fix and flip, would this property be treated as an investment property for the purposes of a 1031 Exchange?  

I have a large capital Loss carryover balance from previous years. If I sell stocks now and generate capital gains, can I elect to defer the gain and use the gain in a Qual. Opportunity Zone fund without using any of my capital loss?
