Be sure you study up on the regulations in Dane County and the City of Madison. Both entities are known for the amount of rules and regulations on rental investing. These regulations cover everything from notices, rules, screening, etc.  So definitely do your homework!

Hi Teresa, I’m a realtor and investor here in Madison and I’ve seen clients have success with mid term rentals. With Madison’s university and hospital system there are mid term opportunities for traveling nurses and professors/grad students who need the flexibility. I’d be happy to chat with you about the market if you’d like!

 I have no information about Madison but I do know how to find MTR demand.

1. Go to furnishedfinder.com/stats and see what kind of traveling nurses there are in the area

2. Browse furnished finder and see when properties are booked out (I don't like this way personally, doesn't give an accurate picture)

3. Look at Airbnb and see if there are other MTR in your area and see when their next vacancy is

4. Go on FB marketplace and find a sublet apartment group and see if anyone is posting about furnished housing, maybe post something in there seeing if anyone is looking and how many properties they are finding.
