I think I have a good deal. House is for sale at auction for $125,000. It is a value based foreclosure auction. And comps in the area are $279,000-$308,000. Do I have a good deal and should I move on it.

I’m looking for a simple 1 to 2 page wholesale purchase agreement that’s is specific to Texas that contains the assignment clause and other pertinent information.

I’m trying to get my 1st property under contract , so I’m hoping someone may be assist me or point me in the right direction.
