Hey @Paul leason my goal with this is to obtain financial freedom and security. I grew up watching every one live bill to bill. Relying on government assistance until it runs out. barley ever seeing my mom through the week because she had to work all the time. I have kids now and i don't want that type of life for them or me. This would also help me set up generational wealth so this cycle doesn't continue.

Do Real estate agents run comps for free??

what is a memorandum??? 

I'm thinking purchase agreement?? 

I'm just beginning in real estate and i'm looking to invest in rental properties using the brrrr method. I'm trying to figure out what would be the best contract to use when getting a house under contract?? 

When doing the Brrrr strategy should I contact a private lender first? 

I have a list of house that are off the market and I want to ask them are they interested in selling there property or home.  I really want to come across professional when i send out the letters. Does any one know any site were i can get a nice template or a strategy that you mite use to contact off market properties???

My question is when do you start paying interest on the loan from the private lender??

Do you pay the interest when you get the refinance loan?

Or does it depend on the contract ?
