We just closed on a 10-plex today.  It consists of 4 individual buildings (3 duplexes and a 4-plex)  We had to insure each building separately with each carrying it's own policy.  I'm curious as to what other companies carry the master policy that @Nick Patterson mentioned.  Thanks in advance.

Hi all

We found a potential property we are ready to make an offer on, the only issue is the water meter.  The property is 2 duplexes on 1 tax lot, a 3rd duplex is on another lot which is not for sale.  All 3 duplexes share 1 water meter.  The way the water bill has worked in the past is the lot with 2 duplexes pay 67% of the entire water bill and the single duplex pays the balance.  Has anyone had any experience with this set up or have a ballpark idea on how much it is to add separate meters?  Thanks!

Hi All,

We've been thinking of purchasing a development lot on Anderson Island in Washington state.  Does anyone have any experience in this location?  Not sure if it would be a good vacation rental property.  Any help/advice is greatly appreciated.  Thanks!

Hi all,

Just went to a seminar and signed up for Tax Lien University and My Company Core. Does anyone have experience with these programs?  We have a 3 day opt out clause, figured we would give it a shot.

After the renovation on our tri-plex, we are seriously considering making it a no smoking allowed complex. Does anyone have any experience with this?  Looking for advice on enforcement, legal issues, lease implementation  etc...

Closed on our first Triplex last month. Inherited a few bad tenants, but all in all it's been great so far.  Nice to see other RE investors who started similar.

Our current property is a Tri-Plex. At this point we plan on purchasing only 3 or 4 plex properties.

Thanks for the info Dion. The root of my question is, assuming all qualifications are met, can you hold an FHA, VA, and USDA loan at the same time? I understand these programs are not meant to finance investment properties, but if certain situations arise is it plausible to utilize them all?

My fiancé and I recently purchased a Tri-Plex in my name only with an FHA loan. Our goal is to purchase our next property with my VA, then a property with an FHA in her name. A couple questions:

1. Will banks continue to lend with multiple government backed loans? (VA/FHA)

2.  Is USDA loan an option if i meet their income requirement?
