 I agree Marcus. I did forget to mention that I'm a wholesaler, do the same rules still apply?

Thank you Marcus. I will set the alert and go to the network tab. I agree, I definitely need someone who is also an investor so they'll understand what I'm going through.

Hello all! I am needing an investor friendly agent that works in the Dallas, TX area and/or surrounding cities to represent me on deals that I find on market. The seller's agent can not represent you. They have an agreement with the seller and have a fiduciary duty to act in the best interest of the seller. There is something in the listing agreement that allows for a seller's agent to default to "facilitator" status if the buyer is not represented. That likely won't happen in this case.

You should definitely get your own investor friendly agent and not use the seller's agent a resource.

I have honestly not heard that term in dispute under the value section. Every state is different and I don't operate in TX. Again, a good investor knowledgeable agent will be able to assist.

Are you being represented by an agent? It sounds like this is listed on the MLS?

If it is and there is an agent involved, remember that they represent the seller and have the seller's best interest in mind. They do not owe you a fiduciary duty of any sorts. It might be wise to get in touch with an agent that is an investor themselves and can help you navigate the waters. BP is a great resource for finding investor minded agents.

I am not being represented by an agent. After I read your message I text her and asked if she would be able to represent me if she is investor friendly. If she is not I will look for an agent that is investor friendly via BP. I am awaiting her reply. This property is listed on the MLS. I also did some research on the Dallas Appraisal website and under the value section it states it is in dispute. Should I be concerned? Have you ever experienced this? In the meantime I will continue to do some more research. Thank you again.

Hi Tom!

The Agent said the owner is still taking offers right now. It's only been on the market for 2 days but the agent asked me to follow up tomorrow after I take a look at it. I told her I still want to submit an offer because I saw enough pictures online to determine it will be a complete gut. My issue is I'm not too confident in my numbers. I calculated the ARV to the best of my ability and based my offer off the repairs minus my fee so I hope it's a good deal. I KNOW it will be a great deal for a cash buyer wanting to fix and flip. Forgive me if I gave you too much information.


  I forgot to mention: When I follow up with her tomorrow I will ask when is the deadline for all offers to be submitted.
