I am noticing some things are a little better.  I put an offer over 10% below ask on a 4 family that was only on market for 1 day and the owner accepted.  I did explain why my offer was not unreasonable (needs roof, heating systems, etc).

I'd love to connect you with a lawyer that I use for my real estate transactions. He specializes in real estate. I'm sure he can set up LLC but I've never had him do it before (setting up LLC is really easy from my experience). Reach out and I'll send.

As everyone else said, keep putting in offers.  I'm picking up a 4 family for a 1031 exchange and closing in early January.  It won't make as much as my others but I don't want to be in cash right now.  Reach out if you want to discuss specifics.

Agree with the other posters on here. Talk to your lawyer about E&O. Also talk with the town about requirements to convert. Sometimes it is easy. Sometimes it is a bear.

I agree with everything that everyone has said so far on this post.  We property manage in Meriden and there are good and bad areas.  If you want to self manage, stay out of Waterbury and Hartford.  You don't know how many people call me begging for me to manage those areas.  Reach out if you want to connect.  I'm pretty knowledgeable in the entire central CT market.

@Hud Malik - I run a property management company out of central CT.  @Filipe Pereira is also very good depending on area (he is northern CT).  I can provide other PM companies depending on where you are looking to buy.

@Alecia Loveless - That's the problem though. If you are too leveraged, COC rate of return isn't meaningful and can get you into a lot of trouble. Any downturn or tenant issue can make your COC rate go negative and then you can be in lots of trouble. I think COC is very dangerous with high leverage ratios.
