@Jay Hinrichs I'm in Portland, OR and I say it is possible. I personally can attest to it. I started learning about investing in July. I did my first deal in August and lucked up and made 8000 on my first deal. Call it luck but I called a home owner and with biggerpockets.com closed my first deal. last month I decided I would start my own marketing campaign and bring myself more deals. I took my last 300.00 and purchased a list of absentee owner here in Portland Area and mailed out 300 personally signed and stamped letters asking to purchase their property. I recently built a relationship with a RE agent and he will supply a list every month. I knew an attorney very new to the legal field but she passed the bar shes my attorney no fee. Relationships, relationships are key its not always about the money starting out.

Some people can be so ugh sometimes. I'm in a similar position not much money but the drive and heart to make it happen. I took my last 500 bucks bought a list of 300 absentee owners and mailed out 300 letters personal printed and signed by me. Its important who you target also good luck man'

I'm new and don't have much money to spend on marketing services. I decided to take a more personal and hands on approach. I recently acquired a list of 300 absentee owner i will send letters to. Each letter personally signed and dated. Advice?

I'm looking at the County Assessor market value and its 185k and Asking price is 239k. Should I even consider the Assessor value when I make an offer? I was going to put a offer in of 200k

A friend bought a house 2 years ago and his mortgage has been sold by the companies 4 times in 2 years. Is that normal? Anything he can do?
